Job Description: Real Estate Development Site Selection Analyst
Position Overview:
The Real Estate Development Site Selection Analyst is responsible for conducting comprehensive research and analysis to identify potential real estate development sites. This role plays a vital role in supporting the organization's real estate development strategy by providing accurate and timely data on site suitability, market trends, and financial feasibility. The Site Selection Analyst collaborates with various stakeholders to ensure effective decision-making and optimize site selection processes.
Key Responsibilities:
1. Conduct thorough research and analysis to identify potential real estate development sites, considering factors such as location, demographics, market trends, competition, zoning regulations, and economic indicators.
2. Evaluate the financial feasibility of potential sites by analyzing market demand, projected revenues, construction costs, and other financial metrics.
3. Prepare detailed reports and presentations summarizing findings and recommendations for site selection, including site suitability assessments and financial feasibility analyses.
4. Collaborate with cross-functional teams, including real estate development, finance, and legal, to ensure alignment of site selection strategies with overall business objectives.
5. Build and maintain relationships with external stakeholders, such as brokers, property owners, and local authorities, to gather relevant information and facilitate site acquisition processes.
6. Conduct site visits and inspections to assess physical characteristics, potential risks, and compliance with regulations.
7. Stay updated on industry trends, market conditions, and regulatory changes that may impact site selection decisions.
8. Utilize geographic information systems (GIS) and other tools to collect and analyze spatial data for site selection purposes.
9. Apply best practices and industry benchmarks in site selection methodologies to continuously improve the efficiency and effectiveness of the process.
10. Assist in negotiating lease agreements, purchase contracts, and other legal documents related to site acquisition and development.
Required Skills and Qualifications:
1. Bachelor's degree in Real Estate, Urban Planning, Business Administration, or a related field.
2. Proven experience in real estate site selection, market research, or related roles.
3. Strong analytical skills with the ability to gather, interpret, and synthesize complex data from multiple sources.
4. Proficiency in financial analysis and understanding of real estate financial metrics.
5. Excellent written and verbal communication skills, with the ability to present complex information in a clear and concise manner.
